Peabody won ‘best affordable housing development (urban)’ for its £41m Upton Village development in Plaistow in east London, while Swan won ‘best approach to modular construction’ after opening a new factory to build 300 modular homes a year.

The Upton Village development delivered 28 shared ownership homes, 66 affordable rent homes and 74 market rent homes, providing 56% affordable housing.

Swan’s Beechwood development, where 994 homes, including 286 for social rent, will be delivered, was highlighted by the judges.

Derwenthorpe, a joint venture between Joseph Rowntree Housing Trust and David Wilson Homes took home the prize for ‘best affordable housing development (rural/suburban)’ for a large-scale low-carbon community in northern England.

Be Living, meanwhile, from the fast-growing Build to Rent sector, won ‘best build for rent development’ for its £34m development in Hayes. The scheme offered 133 purpose-built rented homes, 14 of which were affordable.

Best affordable housing development (urban): Peabody

Best approach to modular construction: Swan

Best affordable housing development (rural/surbuban): Derwenthorpe (a joint venture between Joseph Rowntree Housing Trust and David Wilson Homes)

Best Build to Rent development: Be Living

Best older people’s housing development (more than 100 homes): North Tyneside Living

Best older people’s housing development (under 100 homes): Pollard Thomas Edwards

Best shared ownership development: Bield Housing and Care

Best development team: Newlon Housing Trust

Best sales and marketing team: L&Q

Best partnership: Ocean Housing

Best regeneration homes: Eastend Homes

Best regeneration project (outside London): Haig Housing Trust

Best architectural design: Brick by Brick

Best deal: Homes and Communities Agency and MMR Construction
