Japan’s biggest house builder delivers 400 modular homes in Homes England partnership
A partnership between Sekisui House, Homes England and developer Urban Splash has delivered 406 new modular homes.
The homes have been built on Homes England land to create the new town of Inholm in Northstowe, Cambridgeshire.
Backed by £90m from Homes England, Urban Splash and its ‘House’ company and Sekisui House created the homes.
It is the first project completed by the trio, which first announced their partnership in 2019 in a bid to increase the supply of homes in the UK built via modern methods of construction (MMC).
Housing minister Christopher Pincher said: “Building the homes the country needs is a priority for the government, and this development, using modern methods of construction, will not only accelerate this work but deliver better quality and more energy-efficient homes, too.
“These homes showcase the most promising housebuilding innovations around today and will provide a blueprint for the years to come.”

It comes as the UK government is looking to increase the supply of modular housing, with the new Affordable Homes Programme requiring strategic partners to use MMC on 25% of their development programmes.
A government-backed working group also approved a memorandum of understanding (MoU) between major organisations in the warranty market to agree a minimum standard of assessing homes built via MMC.
Gordon More, interim chief executive of Homes England, hailed the development as a “proud moment” for the housing delivery agency.
“This ambitious partnership and the creation of a new community of more than 400 MMC homes at the new town is a real statement of our intent to support MMC, encourage new entrants into the market and support the creation of sustainable neighbourhoods where they’re needed most.”
Chris Shaw, delivery director at House by Urban Splash, explained: “We really are pleased to bring our first homes to Inholm. Each of these town house homes has been created to the highest quality standards in our factory; we then carefully transport each floor – known as a module – to site via road, before craning it into place.
“We’ve been pioneering this concept for a few years now, delivering homes in this way to customers in Manchester, Birmingham, North Shields and Salford.”
