House builder launches partnership arm with plans to deliver nearly 300 homes

A Sheffield-based house builder has launched a partnership division, with projects in place to deliver 286 affordable homes.

A Sheffield-based house builder has launched a partnership division, with projects in place to deliver 286 affordable homes #UKhousing

Homes by Honey said it has secured four sites across Yorkshire and Derbyshire, generating £60m in forward sales for its new Partnerships by Honey division.

The house builder is working with local authorities, providers in the private rented sector and social landlords to deliver the projects.

Honey has agreed a partnership with Together Housing to deliver a proposed 60 new homes in Holmewood, near Chesterfield.

The other affordable homes will be located in Duckmanton, also near Chesterfield, Low Moor in Bradford and Witham St Hughs in Lincolnshire.

Partners are yet to be announced for these sites.

Honey said it is also in the process of agreeing terms for a further two partnerships sites to deliver an additional 238 homes.

Mark Mitchell, chief executive of Homes by Honey, said: “Our stated social purpose is to make more homes available to those people who need them most, and that is exactly what Partnerships by Honey will do.

“We are very pleased to have secured our first four partnerships with some excellent providers. Our intention is to scale this very important aspect of our business to play our part in helping deliver the government’s social and affordable housing targets.”

The house builder was founded in October 2022 and is backed by private equity firm Alchemy Partners and its Alchemy Special Opportunities Fund IV, which has £937m of capital. Honey has 13 developments across Yorkshire and the Midlands.

Earlier this month, developer Harworth Group said it had sold 282 plots to Great Places and Honey in Pheasant Hill Park, on the former Rossington Colliery site in South Yorkshire.

Strategic partnerships between house builders and housing associations are considered to be “critical” for the sector to obtain land and meet delivery targets over the next few years.

A number of sector experts told Inside Housing last year that the move to new build investment partnerships and large-scale stock transfers is the direction the market has been heading into for some time.

This is because of higher interest rates and rising build costs, alongside a refocus on existing stock and fire and building safety remediation work.
