Peabody has launched a search for a new development partner to build homes on a hotly disputed site in south-east London.

Long-awaited London development site near Elephant and Castle could be set to go ahead #ukhousing

The housing association has published a tender to redevelop the 2.3-acre site, known as Borough Triangle, having owned the land for almost six years.

Once a disused paper factory, the brownfield site is located close to Elephant and Castle, which is also undergoing a huge regeneration.

Peabody plans to build between 600 and 700 new homes, commercial space and new public space – demolishing some of the existing buildings in the process.

It has promised that 35% of the homes will be ‘affordable’ in line with Southwark Council’s policy. Although the association has not yet confirmed how many will be for social rent.

Potential development partners have until the end of next month to submit their applications.

Peabody’s search marks the latest twist in the tale for the site, which has been subject to a number of planning applications.

The housing association first submitted plans for the site in 2014 but later withdrew them.

It then submitted new plans four years ago in collaboration with the nearby Ministry of Sound nightclub but these floundered after the pair fell out over relocating the music venue.

Peabody unveiled its latest plans in 2018 with architects Squire & Partners, which include a 39-storey tower.
