Housing association Network Homes has exchanged contracts with large developer Countryside Partnerships to begin the construction of 654 homes and commercial facilities at a site in north London.
The deal marks the start of the first phase of a major 1,600-home regeneration project at Northwick Park in Brent, north London, a former hospital site, where around 50% of the new homes will be for affordable tenures.
The first phase is set to deliver 323 affordable homes, which will be funded by the Greater London Authority’s Affordable Homes Programme.
Network Homes, which is currently in merger talks with Sovereign, said local key workers would have an opportunity to live in the new affordable homes.
The remaining 331 homes will be for private sale or rent.
The G15 landlord’s regeneration of Northwick Park also plans to deliver student facilities, commercial space and a nursery for local children.
Network Homes said the first phase will not impact existing properties at Northwick Park and that it would consult residents before beginning work on further phases that involve demolition. The dates for these have not yet been confirmed.
David Gooch, executive director of development at Network Homes, said: “I’m really pleased we’ve exchanged contracts with Countryside to get this fantastic project underway.
“This development will bring much-needed new affordable homes to the area and by doing so, we’re fulfilling one of Network Home’s strategic objectives of increasing the number of homes for people in housing need. It will also deliver new jobs, improved infrastructure and better public spaces to Northwick Park.”
Stephen Teagle, chief executive of Countryside Partnerships, added: “As the UK’s largest provider of mixed-tenure homes and a business that specialises in partnership delivery, we’re really pleased to be working with Network Homes to deliver this transformational regeneration project in Brent.
“Equally important to the project will be the social value benefits delivered to the community, while we are also improving existing infrastructure and providing new public spaces for the wider neighbourhood to enjoy.”
