A housing association has been granted planning permission for the £1.6bn regeneration of an estate in south London.

Metropolitan intends to demolish 864 homes on the Clapham Park Estate and replace them with 2,532 new builds.

Lambeth Council’s planning committee approved the application last night, subject to a Section 106 agreement.

It is one of the largest regeneration schemes being wholly delivered by a housing association in London.

Once complete, the project will double the total number of homes on the estate to 4,080, with 53% of these affordable.

The new plans will see a net addition of 529 affordable units on the estate.

According to the planning documents, 146 of these homes will be for affordable or social rent, with the remaining 383 for shared equity or shared ownership.

Out of the total new build homes, 1,168 – or 46% – will be affordable, with 785 of these “affordable rented”. The documents do not specify how many will be for social rent.

The estate was transferred from Lambeth Council to 37,000-home Metropolitan in 2006 following a residents’ ballot.

Metropolitan first received outline planning permission to regenerate Clapham Park in June 2006 and has since built around 500 new homes on the site, refurbishing another 700.

A spokesperson for the association said there would not be another resident ballot on the regeneration plans.

Geeta Nanda, chief executive of Metropolitan, said: “The planning committee approval is very positive news for the residents and our partners in this long-term project.

“We all want Clapham Park to be a revitalised, thriving and affordable area that local people will feel proud to call home.

“We now have approval for our new development proposal which I believe will enable us to achieve that.”

Lib Peck, leader of Lambeth Council, said: “This is an important step forward in the on-going transformation of Clapham Park.

“Major redevelopments like this one with Metropolitan are essential to deliver the new affordable homes, jobs and investment we need in Lambeth.”

Alongside the new homes, Metropolitan will build a new park and a community hub, including retail space.

Work on the scheme is expected to begin towards the end of 2018.

Update: at 15.43pm, 16/03/18: The story was updated to make it clearer that the 529 additional affordable homes will be delivered through the new planning permission, and do not include those provided previously in the regeneration project.
