Awaab’s Law: Are providers ready for October 2025? (18 March 2025)

In early February 2025, deputy prime minister Angela Rayner announced that Awaab’s Law will come into force for the social housing sector from October.
Initially, the law will apply to damp and mould, with further hazards being added in additional phases in 2026 and 2027.
While the news provides some clarity as to when landlords must become compliant, there remain questions about what needs to be ready and by when. Nevertheless, housing providers should already be putting plans in place for October. Housing ombudsman Richard Blakeway said the sector “has seven months left to mobilise”. But is everyone moving at the same speed?
These workshops, in association with Switchee, aim to assist providers through expert commentary on the current landscape and peer-to-peer discussion. They bring together housing professionals working in asset management, compliance, legal, resident engagement, and other areas affected by Awaab’s Law to discuss agendas, share learnings, and gauge progress.
The sessions will include presentations from speakers with an opportunity for Q&A plus group breakout discussions.
Across the two sessions, speakers will include:
- Gareth Eadsforth, director of asset operations, MSV Housing
- Joanne Hiscock, head of strategic asset management, Moat Homes
- Lauretta Rothery, director of communities, JRHT
- Gavinder Ryait, partner, Capsticks
- Jenny Spoor, director of operations, Havebury Housing
- Dave Woods, director of repairs and maintenance, Your Housing
More speakers will be confirmed shortly.
NOTE: To facilitate an open and frank conversation, this workshop will take place under the Chatham House Rule: “participants are free to use the information received, but neither the identity nor the affiliation of the speaker(s), nor that of any other participant, may be revealed.”
These sessions will not be recorded or made available on demand. A summary of key takeaways will be distributed to attendees afterwards.
Please note that the agenda for 18 March and 20 March will be the same, with only the speaker line-up differing. Please only sign up for one session. If you register for both, you will be assigned to one based on availability.
